Where We Work
We serve Mashpee and five nearby places on the Upper and Mid Cape: Falmouth, East Falmouth, Cotuit, Marstons Mills and Osterville. Each has a page that explains the local conditions behind water damage there, from storm surge to septic systems to older houses.
The emergency line answers 24/7 for all of them. We do not promise an arrival time, but we aim for same-day response when available and we explain scope and price before work starts.
| Town | Primary ZIP | What shapes water damage there |
|---|---|---|
| Falmouth | 02540 | Coastal flooding at Falmouth Heights and Surf Drive, older housing, high seasonal share |
| East Falmouth | 02536 | Waquoit Bay, Menauhant and Seacoast Shores, septic neighborhoods, storm overtopping |
| Cotuit | 02635 | Historic summer homes, Cotuit Bay shoreline, mostly unsewered |
| Marstons Mills | 02648 | Kettle ponds, Mill Pond dam, cranberry bogs, septic reliance |
| Osterville | 02655 | Nantucket Sound shoreline, Grand Island access, estates and seasonal homes |
Mashpee: Our Home Base
The business address is 16-38 Nathan Ellis Hwy, Mashpee, MA 02649, near Mashpee Commons at the Rotary where Routes 28 and 151 meet. Mashpee is bordered by Sandwich to the north and northwest, Barnstable to the east, Falmouth to the west and Nantucket Sound to the south.
Water enters Mashpee homes in all the ways it does elsewhere: plumbing, appliances, roofs and basements. It also arrives with coastal storms, which the town records in its hazard plan. Mashpee also has an active sewer project, so some neighborhoods are moving from septic to sewer over time while others stay on septic.
For emergency work, see emergency water removal. For storm and flood losses, see flood damage restoration.
Why Each Town Has Its Own Page
A page about Falmouth that could be about Cotuit by changing the name would not help anyone. Each town page uses its own flood history, utility, housing and landmarks, because those facts change what a water loss looks like and what a homeowner should check first.
For example, Falmouth and East Falmouth sit along Buzzards Bay and Vineyard Sound with a documented history of coastal flooding. Cotuit and Osterville face Nantucket Sound. Marstons Mills is inland, with kettle ponds, a town-owned dam and cranberry bogs.
ZIP Codes We Serve

Not listed here? Call anyway. The ZIP list is where we work most often, and nearby Cape Cod addresses may still be reachable.
Mashpee Storm History, in Brief
The town's 2017 Hazard Mitigation Plan records Hurricane Carol in late August and early September 1954 flooding Shore Drive, and Hurricane Bob on August 19, 1991 flooding the causeway near Amy Brown Road. The National Weather Service puts Bob's surge at 12 to 15 feet at Mashpee and a few neighboring Buzzards Bay towns.
The plan also describes the January 24, 2005 blizzard as causing coastal flooding with major damage to homes in vulnerable areas. For a homeowner, the lesson is practical. Know your flood zone, photograph the house while it is dry and keep the insurer's phone number where you can find it at night.
Public Offices Worth Knowing
The Mashpee Water District is an independent municipal entity that handles connection permits and the public supply. The town Building Department handles permits for rebuilding after a loss. Fifteen FEMA flood map panels cover Mashpee, and the town explains how to look up a parcel on its flood pages.
Cotuit and Osterville homes are served by separate water districts, and the numbers for those are on the town pages. If a main breaks in the street, the district is the first call. If water is inside your house, ours is.
How To Pick the Right Page
Start with where the house sits. Shoreline and bay-front streets in Falmouth, East Falmouth, Cotuit and Osterville raise storm and tide questions. Inland streets, including much of Marstons Mills, are more often plumbing, roof and rain problems. The page for your town explains which applies, and the service pages explain what each stage of the work involves.
Questions About Coverage
Water, flood and mold services are available across the area. Mold work is a secondary service, so see mold remediation for how it connects to water damage. If you are not sure which service you need, the services overview has a table matching symptoms to pages.
