An Inland Village With a Lot of Water Around It
Marstons Mills has no saltwater beaches. Its water is fresh and inland: Mystic Lake at about 152 acres, Middle Pond at about 110 acres, Hamblin Pond at about 119 acres, Shubael Pond and the Marstons Mills River running through the village. Prince Cove is the one gateway to the ocean.
Barnstable's hazard plan says flooding in the town is generally limited to coastal areas, which means Marstons Mills homeowners are less likely to see surge flooding than their neighbors in Cotuit or Osterville. The risks are different and closer to home. Burst pipes, appliance leaks, roof leaks and heavy rain account for most losses in an inland village.
When Water Is Spreading in Marstons Mills
If water is coming through a ceiling, a basement wall or a failed supply line, stop the flow at the main, keep away from wet sockets and phone us. The line stays staffed overnight, and crews reach Marstons Mills from Mashpee by way of Route 28 and Route 149.
Route 149 runs 4.83 miles from Route 28 in Marstons Mills to Route 6A in West Barnstable, and Route 28 passes through the village, so the two routes are how most crews arrive.
Start with the source
Mention if it is a supply line, a washer hose, the roof or groundwater. Standing water in a basement also raises the question of power, so tell us about the panel.
The Mill Pond Dam and What It Means
Mill Pond sits northwest of the Route 28 and Route 149 intersection and is fed by the Marstons Mills River. The town owns Mill Pond Dam, which the 2022 Barnstable Hazard Mitigation Plan lists as a significant hazard dam in fair condition, based on a December 2009 inspection.
A significant-hazard rating does not mean failure is likely. It describes the consequences if a dam failed. For a homeowner near the river, the practical step is to know your flood zone and to ask the town about emergency notification. A restoration crew cannot predict a dam event, but it can dry a house after one.
Cranberry Bogs, the River and Groundwater
Bog restoration along Bog Road and River Road is changing how water moves through part of the village. The Barnstable Clean Water Coalition and Three Bays Preservation bought 78 acres of bogs with a $1.6 million state grant, and about 3 million gallons a day move through the bogs. The goal is to reduce nitrogen from groundwater affected by unsewered homes.
Whether that work changes local flooding is not stated in the sources, so we do not claim it. What it shows is how much of Marstons Mills depends on septic systems, and that matters when water is sewage.
Septic, Wells and Water Service
Public water in the village comes from the Centerville-Osterville-Marstons Mills district. Town-wide, about 92 percent of Barnstable uses public water and about 8 percent private wells. Barnstable's sewer system serves Hyannis, Barnstable village and industrial areas, and Marstons Mills is not named, so most homes appear to be on septic.
For water damage, the key point is that sewage cleanup in a septic area needs both restoration and a septic or plumbing contractor. If you rely on a private well, a flood can contaminate it, and testing is a separate step from drying. Ask the district at 508-428-6691 about public water issues.
Homes and Occupancy
ZIP 02648 has about 3,549 housing units, of which 3,091 are occupied and 458 vacant, according to ACS data for 2020 to 2024. That is roughly 13 percent vacant, a rough proxy for second homes and rentals between guests.
A vacant house is where small leaks grow. Ask someone to check on empty properties after storms, and know where the shutoff is. Marstons Mills is also home to Cape Cod Airfield, Burgess Park, Liberty Hall and the village library, and the area is mainly residential and rural in character.
How We Help Marstons Mills Homes
For active water, emergency water removal pumps standing water out first. When materials stayed damp, mold treatment follows the moisture source, and cleanup removes what cannot be saved. Neighboring villages are Cotuit and Osterville to the south.
Before We Arrive in Marstons Mills
Shut off the supply
Close the main water valve. If the leak is on a private well system, switch off the pump only if it is safe.
Check the panel
If water is near the electrical panel, do not approach. Call the utility or 911 first.
Move belongings up
Lift valuables off floors and out of basements.
Contain contamination
Keep family and pets away from sewage or septic overflow.
Record it
Take photos and video before anything is moved.

Questions From Marstons Mills Homeowners
Do you cover every ZIP code in Marstons Mills?
Marstons Mills uses ZIP 02648. Cotuit and Osterville have other pages, and Centerville (02632) falls outside this page. Call if you are not sure about your street.
Is emergency water removal available in Marstons Mills?
Yes. The line never closes, so a basement seep after a midnight downpour or a ceiling drip on a Sunday gets the same attention as a weekday call. Expect a same-day effort where the schedule allows, with no fixed arrival time.
Is the Mill Pond Dam a danger to nearby homes?
The town lists it as a significant hazard dam in fair condition per a 2009 inspection. That describes consequences if it failed, not a likelihood. Ask the Town of Barnstable about notification and read the FEMA flood map for your lot.
I live on septic. What should I do after a sewage backup?
Stay out of the area, do not run drains and call the emergency line. We clean and dry the affected area, and a septic or plumbing contractor repairs the system.
