A Village Built in the 1800s and What That Means for Water
The Cotuit Historic District was listed on the National Register of Historic Places on November 10, 1987. It includes about 125 properties along Main Street from Lowell Street to Sea Street, plus part of Ocean View Avenue, and most were built between about 1850 and 1920.
Houses of that age have layered histories. A wall may be original plaster, a later drywall repair and a newer addition, all behind the same paint. When water gets in, the layers dry differently, and what looks like one stain can be three separate problems.
That is why a moisture reading before repair matters more here. A patch that covers a damp plaster-and-lath wall can hide the problem for a season.
When Water Is Spreading in Cotuit
If water is running through your Cotuit house, turn off the main supply when it is safe to get to, avoid rooms with wet receptacles and dial the 24/7 line. Cotuit's water emergencies on the utility side have their own number, 508-292-8755, from the Cotuit Fire District Water Department. That number is for the supply system, not for cleanup.
Our crews work in Cotuit from the Mashpee base, which is the next town west. The emergency line is answered around the clock, and we aim for same-day response when available without promising an arrival time.
Know your two phone numbers
The village water department handles the water system and mains. The restoration line handles what the water did inside your house. You may need both.
Cotuit Water Supply and the Mashpee Connection
The Cotuit Fire District Water Department runs five groundwater wells, three on Sampsons Mill Road, one on Main Street and one on Falmouth Road near the Mashpee line. The district serves about 2,347 services through 53 miles of main and has four interconnections with Mashpee and the neighboring Centerville district.
A homeowner does not need that detail every day. It becomes useful during an outage or a main break, when your problem may be the street rather than the house. Confirm with the district before you assume the leak is yours.
Septic, Cesspools and Sewage Backups
Cotuit is largely not sewered. Minutes from the Town of Barnstable's wastewater ad hoc committee on September 15, 2025 place Cotuit in later stages of the sewer plan, about 890 parcels, with no set timing and not before the second phase.
For water damage, that means a sewage backup in Cotuit is more likely to be a septic or cesspool event than a municipal line event. The cleanup is ours. The repair of the system belongs to a septic contractor, and the Town's Building Division can say whether permits are needed.
Treat any sewage as contaminated: stay out, do not run drains, and call the line before touching wet materials.
Bay Water, Storms and Flood Maps
Barnstable's Hazard Mitigation Plan describes town flooding as mainly coastal at high tide, and notes that Hurricane Bob in 1991 eroded south-facing shorelines by up to 50 feet. The town's wastewater plan also records that a 2014 FEMA map update added many properties to flood zones.
Cotuit faces Cotuit Bay and sits near Ropes Beach on Old Shore Road, one of the sites the town lists for stormwater improvements. If your home is near the bay, look your address up on the FEMA flood map rather than guessing. The Barnstable Building Division at 200 Main Street in Hyannis, 508-862-4038, can answer questions about permits.
Floodwater counts as contaminated, which is why shoreline losses go through flood restoration protocols.
How We Help Cotuit Homes
For an old house, the first step is mitigation, because moisture mapping with a thermal imaging camera finds water that does not show on the surface. After drying, repair rebuilds with an eye to matching trim and finishes that older houses often have. Where damp lingered, mold treatment comes before new drywall.
Cotuit adjoins Mashpee, and many of our calls from the village come together with Osterville and Marstons Mills on the same day when a storm crosses the Cape. Drying goals and documentation follow the ANSI/IICRC S500 standard for professional water damage restoration, which any company you hire should be able to explain.
Before We Arrive in Cotuit
Stop it at the source
Close the main shutoff if it is a pipe. If the leak is in the street, tell the dispatcher.
Keep power safe
Do not touch switches in a wet room. Cut power only from a dry panel.
Protect finishes
Lift rugs and furniture off wet floors, especially on old pine and fir.
Open the space
Open interior doors and closets so air moves, then wait for readings before painting or patching.
Take photos
Photograph damage, labels on ruined items and any water line.

Questions From Cotuit Homeowners
Do you cover every ZIP code in Cotuit?
Cotuit uses ZIP 02635. Santuit, the northwest part of the village, appears to use the same ZIP, so call if you are unsure about an address. Marstons Mills (02648) and Osterville (02655) have other pages.
Is emergency water removal available in Cotuit?
Yes. Nothing about the village's location changes the hours. Call at 3 a.m. about a split supply line in a Cotuit cottage and the same line picks up. Pumping begins as soon as a crew gets there, and we avoid quoting a clock time because roads and tides vary.
Can an old Cotuit house be dried without tearing out plaster?
Sometimes. A thermal imaging camera and moisture meter show how far water traveled. Plaster over lath can often dry in place if the water was clean and caught quickly, but saturated sections may need to come out.
Is Cotuit connected to the town sewer?
Largely not. The Town of Barnstable's 2025 committee minutes place Cotuit in later stages of its sewer plan with no set timing, so many homes rely on septic systems or cesspools.
